By using our services, you agree to the following terms and conditions. Please read them carefully.
1. Definitions
1.1 Sannis: The business entity providing housing brokerage, maintenance, renovation, construction, cleaning, legal services, and investment partnerships.
1.2 Client: Any individual or entity that enters into an agreement with Sannis for the use of its services.
1.3 Agreement: Any contract or service agreement between Sannis and the Client.
1.4 Services: All activities provided by Sannis, including but not limited to housing brokerage, tenant and landlord matching, maintenance, renovation, construction, cleaning, legal advice, and investment support.
2. Scope of Services
2.1 Housing Brokerage: Sannis assists tenants in finding suitable housing and landlords in finding tenants. This includes property viewings, lease agreement facilitation, and rental negotiations.
2.2 Maintenance Services: Sannis provides maintenance services such as plumbing, electrical work, and general repairs.
2.3 Renovation and Construction: We offer renovation and construction services, including home improvements and energy-efficient upgrades.
2.4 Cleaning Services: Sannis provides professional cleaning for residential properties, including move-in/move-out cleaning and regular upkeep.
2.5 Legal Services: We offer legal advice and assistance for tenants, landlords, and homeowners, including but not limited to lease agreements, property disputes, and compliance with Dutch housing laws.
2.6 Investment Partnership Services: Sannis provides guidance and support for individuals or entities investing in Dutch real estate or international property markets.
3. Responsibilities of the Client
3.1 Provision of Accurate Information: The Client must provide truthful and complete information required for the performance of the services.
3.2 Compliance with Laws: Clients must comply with applicable Dutch housing laws, rental regulations, and safety standards.
3.3 Payment Obligations: The Client is obligated to pay all agreed fees on time as specified in the agreement or invoice. Late payments may incur additional charges.
3.4 Access to Property: For maintenance, renovation, or cleaning services, the Client must grant access to the property during agreed times.
4. Responsibilities of Sannis
4.1 Service Quality: Sannis will perform all services professionally and in accordance with Dutch standards and regulations.
4.2 Confidentiality: We will protect any personal or property information provided by the Client in compliance with GDPR.
4.3 Compliance: Sannis complies with Dutch housing laws, rental regulations, and safety standards in all its operations.
4.4 Dispute Resolution: In case of disputes, Sannis will strive to resolve them amicably.
5. Fees and Payments
5.1 Pricing: All fees are agreed upon in advance and are inclusive of VAT unless stated otherwise.
5.2 Invoices: Clients will receive detailed invoices for all services rendered.
5.3 Cancellations: Cancellations must be communicated in writing at least 24 hours in advance. Fees may apply for late cancellations.
5.4 Refunds: Refunds are only issued in cases where services were not delivered as agreed and will be determined on a case-by-case basis.
6. Limitation of Liability
6.1 Sannis is not liable for damages resulting from:
- Incorrect or incomplete information provided by the Client.
- Misuse or unauthorized use of services by the Client.
6.2 Our liability is limited to the amount paid for the service in question.
7. Housing Brokerage Specific Terms
7.1 Landlords: Landlords are responsible for ensuring their property complies with all Dutch rental laws, including maintenance obligations and tenant rights.
7.2 Tenants: Tenants are responsible for adhering to the terms of their lease agreements and any applicable local regulations.
7.3 Agency Fee: An agency fee may be charged for brokerage services, which will be agreed upon in advance.
8. Maintenance, Renovation, and Construction Specific Terms
8.1 Project Scope: All projects will be documented with a detailed scope, timeline, and budget prior to commencement.
8.2 Permits: For renovations or construction requiring permits, Sannis will assist the Client but is not responsible for delays caused by third-party approvals.
8.3 Warranties: We provide a case-by-case warranty on our renovation and construction work.
9. Cleaning Services Specific Terms
9.1 Cleaning Standards: Cleaning will be performed to a professional standard. Clients are encouraged to inspect the work immediately upon completion.
9.2 Damage Claims: Any claims for damages must be reported within 24 hours after the cleaning service.
10. Legal Services Specific Terms
10.1 Scope of Legal Advice: Sannis provides advice on rental agreements, eviction disputes, landlord-tenant law compliance, and property-related contracts.
10.2 Accuracy of Information: Legal advice is based on the information provided by the Client. Sannis is not liable for outcomes resulting from incomplete or incorrect information.
10.3 Third-Party Involvement: Sannis may recommend or liaise with legal experts, but the Client is responsible for any additional fees or agreements with third-party legal professionals.
11. Investment Partnership Services Specific Terms
11.1 Scope of Services: Sannis offers advisory and facilitation services for investments in Dutch real estate or international property markets, including portfolio planning and market analysis.
11.2 Risk Disclaimer: All investments carry risk. Sannis does not guarantee profits or returns on real estate investments. Clients are advised to conduct their due diligence.
11.3 Partnership Agreements: Any joint investment ventures or partnerships facilitated by Sannis will be governed by separate agreements specifying roles, responsibilities, and profit-sharing arrangements.
11.4 Third-Party Collaborations: Sannis may work with real estate agencies, brokers, or financial institutions. The Client is responsible for understanding and agreeing to their terms.
12. Privacy and Data Protection
12.1 Sannis adheres to the General Data Protection Regulation (GDPR). Personal information will only be used to provide services and will not be shared without consent.

13. Dispute Resolution
13.1 Complaints: Clients may submit complaints in writing to office@sannis.nl.
13.2 Mediation: Sannis prefers to resolve disputes amicably through mediation.
13.3 Jurisdiction: All agreements are governed by Dutch law, and disputes will be settled in the court of Rotterdam.
14. Amendments to Terms
14.1 Sannis reserves the right to modify these Terms and Conditions. Clients will be notified of any changes in advance.
